The Girard's - "A New Lifestyle"


Ruth and O’Leary Girard are representative of a growing trend in Canada of people who are retiring and seeking a simpler lifestyle - a desire to eliminate the restrictions and considerable work that a larger home represents with the family grown up and moved away.

The Girards found exactly what they were looking for in St. Catherines at an exclusive adult oriented condominium complex. This complex offered them an exciting new lifestyle complete with social clubhouse, recreational facilities, and no grass to cut!

This is where they met their salesperson Rosemary Mealing, a fellow Royal LePager who referred Ruth and O’Leary to us here in Oakville to sell their Sherwood Heights home. Rosemary had referred us to another client, whose River Oaks house we successfully sold a year ago and was looking to make this a similarly happy transaction.

Helen met with the Girards and quickly placed their home on the Oakville and Toronto Real Estate MLS Boards, and with the maximum exposure soon negotiated an excellent offer which met the Girard’s timing and pricing needs.

The DeVogel Family - "Email to Brampton"


Richard's challenge, which he tackled head on (and succeeded!), was to find a home for us with extremely vague criteria: nice area, big property, small house (maybe a fixer-upper). Since Oakville was also foreign to us, we relied on Richard's extensive knowledge of the community in our home search. He took the time to give us a full tour of Oakville, and patiently tried to pinpoint our needs by showing us several houses on the market.

When our house finally sold, Richard worked very quickly to find us our home. Through the wonders of modern technology, we were able to preview new listings through Richard's emails in our own home.

Richard's perseverance and hard work paid off, and we finally decided on the house with the potential we were looking for. After a lot of negotiating (who could forget those nail-biting afternoons on the patio of Starbuck's!) and a home inspection we finally have our new home. Of course, now we'll really find out the true meaning of "Sweat Equity"!

We emailed the hot sheet for that initial driveby process. They got in touch, with our recommended Mortgage specialist, John Reiter of Norlite, and were quickly pre-approved to buy their first home together.

Over the weeks we saw a few contenders until 'the one' came up on a court location featuring all of their ‘I wants’. We successfully negotiated to purchase the home of their dreams. Joe Seymour of Carson and Dunlop Home Inspection Company thoroughly checked the structure out to ensure there were no defects or surprises, and there were none.

We celebrated the happy occasion with a glass of champagne from one of two bottles brought along by Marc and Tanya. They left a bottle for the Owners to enjoy...a very classy gesture.

The Kerr Family - "First Time Homebuyers"


It is always rewarding to get a call from new clients referred to us by past clients, satisfied with our service, and want to recommend their friends.

kerr.jpg (76521 bytes)Allison and David Kerr, along with David's brother, Douglas, are our newest Buyer clients who required a particular type of home, which afforded plenty of room and was "priced right"! They were referred to us by our good friends, Jackie and Paul Murphy, who sold and purchased homes through us a few years ago. This is the second couple they have referred to us, and for that we are most grateful.

It was the unique nature of the kind of accommodation that the Kerrs needed that required every possible new listing to be screened by us prior to introducing them to it. Some came very close, but it wasn't until this lovely townhome came on the market that we all knew it was a most definite possibility. Offers were signed - late nights, lots of negotiation - financing finalized, a home inspection completed, and here they are - the proud new homeowners with Abby on a rather rainy day, but no "dampened" spirits here (and no wet basement), just some very happy people with the purchase of their brand new home.

The Smith Family - "A Virtual Tour"


"I love this house...I think I'll move in." These were the words we were hoping to hear from Inger. The home had just come on to the market, and Alister felt that when he saw the home, that "this is exactly what we are looking for our family". In a competitive marketplace along with that forecast, and with Inger still in Ottawa, Alister resolved to buy the home. So an offer was registered, and by noon on the following day, I had e-mailed via the Internet a 15 photo walkthrough of the home to Inger and the kids in Ottawa.

Their offer was accepted and one week later Inger and Christine came to see the home in the pictures. Alister, Erik and I breathed a sigh of relief when Inger said "I love this house...I think I'll move in"

The MacDougall Family - "Welcome Back Home!"


Welcome back home.

Bruce and Mary MacDougall and their two sons Brian and David have returned back home to Oakville after being transferred back from Wichita, Kansas.

Mary and Bruce both knew the housing market well, and also where they wanted to live here in Oakville.

Our Buying process became a matter of relaying information daily from Oakville, to Mary in Wichita, and then up to Bruce who was working up here in Toronto. Each night, I would download the MLS hotsheet and relevant listings, text and photo, by email via the Internet. Mary would review the list for potential properties.

Keeping a finger on the pulse of the marketplace gave them the edge they needed to find their new home on Cairncroft in the beautiful neighbourhood of 'Ennisclare' in east Oakville.

Nels Hedman & Astrid Kiens - "Successful Marketing Plan"


I received the call on Thursday afternoon at 2 p.m. from my fellow Royal LePager, Ed Proveau up in our Milton office. He had just shown a country home to Nels Hedman and Astrid Kiens and it turned out to be their dream property. Ed asked if I could meet them at 3:30 p.m. to give Nels and Astrid some ideas about the sale of their home in Oakville.

"This is where the aspect of teamwork is most critical and I believe makes all the difference in real estate."

Within an hour and a half, my associate Helen Mirrlees and I were sitting at Nels and Astrid's dining room table. We walked them through the pricing information that Helen had prepared and the Marketing Plan that I had prepared for them...all on time.

They obtained the opinions and marketing plans of two other competing Realtors...a very astute business decision.

On Friday, we won their listing, primarily due to our 'team' approach, and immediately set to work to market the property. Just three days later we successfully negotiated an acceptable offer and their home was sold unconditionally in about eight days!

Astrid and Nels are delighted and eager to move to their country estate.

Jeff Young - "First Time Homebuyer"


Like many first time homebuyers, Jeff Young had saved long and hard for his downpayment and could not afford any mistakes.
